Nationally almost half of homeowners were in the same home for 10 years or more. Only 12 percent of renters have stayed in their rental 10 years or more.  Approximately 43% of Southern Californians pay more that 30% of their income on housing. The national average paid by renters, % of their income paid for housing is  25.5%. In California, tenants pay approximately 27.7% of their income on housing. California apartment construction dropped from 45% of housing construction in the 1980's to 25% of all housing construction in the 1990's.  2000-2005...worse!!!

California's population increase is coming primarily from the huge increase in births as well as a phenomenal increase in immigration.  See our tips page as well as our rentals and sales  pages for detailed local information. Also, Orange County page. Housing is extremely expensive; we are having a huge boom in real estate prices and rental rates.

New census figures indicate Californians own 1.78 autos per household. Use of public transportation in Calif. is 5.4%. Carpools are used by 13.4% of the population; workers who drove to work alone 72.4%, the national average is 76.3%.   Major controversy in OC about eliminating carpool lanes and toll roads. Everyone wants more fluid transportation alternatives. The local governments feel light rail is the future of OC.  State government is broke...6.0 billion in 2005.
