You will find if you have pets or marginal credit, that it will be more difficult to find a rental in Orange County. List services may infer they can guarantee finding you a rental.....be discerning!!!! You may be able to get a free credit report from www.consumerinfo.com It is customary to provide stoves in rental units; refrigerators are a tenant expense. All properties are for rent on an equal opportunity basis. Applications must be filled out completely and signed by applicants. We do not accept pets in any of our properties. We have zero tolerance on drugs and expect tenants to comply with rules and regulations. If you want information concerning child molesters, contact the police department in the city you wish to reside to review compact disc records in their offices. Security deposits are fully refundable in California, if rent is fully paid up and there is no property damage beyond normal wear and tear, nor excessive cleaning, pest control needed, trash hauling, yard or patio cleanup. No interest is paid tenants by landlords in California on security deposits held by landlords. If your tenancy has been less than one year, you will have the cost of painting the interior prorated as a tenant cost.

Market Conditions Orange County is the one of the highest rental markets in the United States. Sales market is softening considerably over 2006. Doubling up in rentals noted due to rapid rise in rents particularly in single family residences. Note: You need to make over $52,000.00 plus per year to afford a Class A two bedroom apartment in Orange County per National Low Income Housing Coalition.. In United States you need to make $15.37 per hour to rent a decent one or two bedroom apartment and pay utilities. Another measure: Need to make $21.24 per hour to rent a decent two bedroom apartment in Orange County and pay utilities. There are about 410,000 rental units in Orange County about 40 percent of the housing stock. Some potential homeowners are priced out of the market and looking east to Riverside and San Bernardino Counties for new home purchases. URI Graduate School of Management reports high housing costs is the second most pressing concern after high workers compensation rates of Orange County executives. Are you aware that over 102,000 cars come into Orange County Daily weekdays according to Caltrans, in 2004, using the 91 Fry. Executives report that wages are up to 30% higher in OC to attract employees who must pay exorbitant rent and home mortgage payments. The OC rental market is one of the highest in the United States.

A 1922 Wisconsin teachers' contract: Do not get married; Do not keep company with men: Do not loiter downtown in ice-cream stores; Do not smoke; Do not drink beer, wine or whiskey; Do not ride in a carriage or automobile with any man except your brother or father; Do not leave town without the permission of the school board chairman; Be at home between the hours of 6 p.m. and 6 a.m. unless attending a school function; Do not wear any bright colors. We just heard of an apartment rent increase of $470.00 per month..... Doubling up in apartments and condos is occurring due to the affordability problem in Orange County. Irvine has the highest rents in Orange County per the Census Bureau. Santa Ana has the highest density in OC and highest density in the UNITED STATES.. Anaheim density is increasing as well as other parts of North OC; however, most cities in OC are reluctant to approve new apartment construction. More apartments means a need for more schools or severe overcrowding of existing schools. Local politicians are reluctant to encourage apartment construction due to " fiscalization" of land uses in their jurisdictions...... encourage only development of commercial properties to encourage local sales tax revenue growth. It appears Costco, Home Depot and Walmart will saturate Orange County.....Huge new Walmart going into Garden Grove, a super center and the local people are jumping for joy. Some feel the era of the neighborhood chain grocery stores is over....
Traffic on the #91 freeway is challenging.......ask anyone.....weekends are worse. By 2025 population of Riverside County is projected to increase from 1.6 million to 3.0 million. OC population for the same period is expected to rise from 3.0 million to 3.2 million by 2009.. OC is expected to continue to import labor for the next twenty years, labor that is cheaper, younger and exhausted from driving the #91 Frwy. People are paying approximately up to $8.00 per trip to drive the 91 express lane to or from Corona and Orange County. 11.8 million people used the express lane last year; 40,000 new homes projected to be built in near future in Inland Empire. Some transit dreamers want to dig tunnels through mountains in western Riverside County to reach southern Orange County.... billions of dollars.....Irvine is building high-rise apts. and luxury condos in their new "downtown" to pack in about 1400 hundred households near high end shopping and possibly upgraded transportation improvements like unpopular "light rail". A 50 story office building has been approved in a highly congested part of Santa Ana. About eight high rise condo projects are planned in central Orange County; sport nuts still want a pro football team housed in a new stadium near Angel/Los Angeles/Edison or whatever it's name is stadium. Significant doubling and tripling up of families is occurring in single family homes in Orange County. Garages are being converted to apts. including air conditioning and bedrooms being split by new walls increasing the number of bedrooms. Schools becoming overcrowded due to the huge increase in population from such zoning and health code violations. City inspectors...yawn...yawn.....
